Aldeburgh Town Council acts as advisory body in respect of planning applications. East Suffolk Council is the authority which makes planning decisions.

Then, click on to “search for planning applications on public access”

Then, click on to “weekly/monthly lists”

Insert Aldeburgh into the Parish and Ward panels, fill in the dates and planning applications will appear.

Commenting on planning applications

Anyone is entitled to object or support a planning application. Observations can be made to Aldeburgh Town Council’s Planning Committee and East Suffolk Council within 21 days of the following:

  • The date of the registration of the application/or
  • The date of the application details being officially advertised (where this is necessary)/or
  • The site notice being displayed/or
  • The date of any letter sent to you asking for comments
  • (Or the latest date of any of the above)
  •  

The planning authorities can only take into account ‘material considerations’ when determining an application.

Material Planning Considerations (which can be taken into account):

  • Access/traffic (parking and road safety issues)
  • Amenity (daylight, sunlight or privacy)
  • Consultee responses
  • Fear of crime
  • Layout, density, design/appearance, character
  • Local Planning Policy
  • Outlook
  • Previous similar decisions
  • Affordable housing
  • Conservation listed building
  • Cumulative impact
  • Government policy
  • Local economy
  • Noise, smell or other disturbances
  • Prematurity (eg an Area Action Plan being prepared)
  • Site history

Non-Material considerations (cannot be taken into consideration):

  • Impact on property values
  • Change from previous schemes
  • History of the applicant
  • Loss of view
  • Moral objections
  • Profit
  • Work already done
  • Commercial competition
  • Matters covered by other legislation
  • Ownership of land/right of access
  • Restrictive covenants

Members of the public can attend Planning Committee meetings of Aldeburgh Town Council and ESC.  However, only elected District Councillors can vote on the application itself. Aldeburgh Town Council acts as an advisory body only.

Non-designated heritage assets

Non-designated heritage assets are not part of the national list of historically or architecturally significant buildings. However, they are considered to be of local interest and are worthy of preservation. These buildings are not protected in the way that nationally listed buildings are; however, identification as a non-designated heritage asset is a planning consideration when deciding planning applications. It refers only to the exterior of a building. SCDC’s aim is to preserve the unique character of these buildings within the District, including elevations not visible from a public place. ATC Planning Committee

Aldeburgh Town Council’s Planning Committee meets regularly at 10am in the Moot Hall to consider planning applications.  Members of the public are entitled to attend and make representations to the Committee. The Committee’s views are advisory with planning decisions made by East Suffolk Council.
